VI.       ARCHITECTURAL CONTROL COMMITTEE

 

APPLICATION PROCEDURES – ARCHITECTURAL MODIFCATION PROCESS

 

            1)         Homeowner request Project Registration Form (PRF) from

Management Company.

 

2)         Management Company sends PRF to Homeowner.

 

3)         Homeowner returns completed PRF to Management Company with

accompanying paperwork, sketches, security damage deposit check and proof of insurance.  If the modification requires a Township permit, a copy of the permit is to be posted for and made available to the Architectural Control Committee members during the final inspection.

 

4)         Management Company reviews to ensure all required paperwork

has been submitted and contacts Homeowner if information is missing.

 

5)         Application and supporting documents are forwarded to ACC Chair   .

                        with transmittal form.

     

      6)         Application is reviewed by ACC.

 

           7)         a)         If the application is approved by the ACC, it is returned

                              to the Management Company with transmittal recommend-

ding the Board of Trustees approve the modification(s);

 

                       b)         If the application is incomplete or does not meet

                                   guidelines, the ACC denies and returns APPLICATION

                        to the Management Company.  The  Management Company

                        will notify Homeowner.

 

           8)         Board of Trustees meets to approve/deny application; Board has 45

days in which to respond to applicant.  NO MODIFICATIONS CAN PROCEED WITHOUT WRITTEN APPROVAL CONFIRMATION FROM THE  BOARD of TRUSTEES.

 

           9)         a)         If approved by the Board , the Management Company  sends a

Board Approval Letter to Homeowner with Restrictive Covenant

form ( if required.), to be filed with Mercer County Clerk’s Office;

 

            b)         If Denied by the Board , the  Management Company  sends

                        Board Denial Letter to Homeowner and may request additional

                        information if original application did not meet guidelines or

                        information is missing.

 

      10)       Upon receipt of approval letter,  Homeowner initiates modification.
